What infrared adds to the inspection

An infrared camera displays differences in surface temperature. Those patterns can help direct attention to an area that deserves further investigation alongside the rest of the inspection.

  • Temperature patterns associated with possible moisture concerns

  • Differences that may relate to insulation or air leakage

  • Heating and cooling distribution patterns when conditions allow

  • Other unusual heat patterns that require professional interpretation

A useful clue, followed by a professional explanation

A different color on a thermal image is a starting point for investigation. We consider the surrounding conditions and use appropriate checks to understand the concern. A thermal camera does not see through walls or identify mold. The temperature image is one piece of the inspection.

What this means for your purchase

You receive a clearer explanation of the conditions we observe and any recommended next steps. We put findings into context, so you understand what is important and when a specialist should evaluate an area.

Included without choosing an upgrade

Essential, Protection Plus, and Premier all include the infrared scan with the home inspection, termite inspection, and sewer scope. The higher packages add protection benefits, not a different standard of care for the core inspection.

Infrared scope: Thermal imaging is a screening tool that measures surface temperature patterns. Results depend on temperature differences, weather, building operation, access, and other conditions. Not every area can be scanned or every hidden defect detected. A scan does not confirm concealed moisture, mold, or the cause of a temperature pattern by itself. The home inspection remains a visual, noninvasive evaluation at the time of service.
